North: The Humacao Municipality town core, PR-3R, PR-923 and a solar panel farm that apparently supplies energy to adjacent industrial facilities.
South: PR-30, PR-53 and PR-3, which provides its main access. In addition, the Palmas del Mar Development access, PR-906, lies just 1.0 miles south from the subject parcel’s access.
East: PR-53, the Humacao Municipality Regional garbage dump site and the Buena Vista Ward.
West: PR-3, PR-30 and the Cataño Ward.
As per the Humacao Municipality’s Zoning Map Catalog Map #304, last revised on 11/16/2009 and in force since 10/30/2010, the subject property is signified to lie within a C-4 (Commercial Marketing Centers) zoning qualification and an SU (Urban Land) zoning classification. However, according to the Puerto Rico Planning Board (PRPB) Regulation Manual #4, in force since November 29, 2010, the subject property lies within a C-C (Commercial Centers) zoning district.
